The U.S. Steel facility in Dearborn, Michigan, originally constructed in the early 1980s, presented unique challenges that required specialized industrial coating expertise. After 40 years of continuous operation, the 125,000 sq. ft building had accumulated significant dirt, dust, and grime throughout its interior.
The facility's scale was impressive, featuring a 96-foot peak height with an 82-foot clearance under steel trusses, and housing three forty-five ton cranes. Our team faced several technical obstacles:

Given the delicate nature of the bag insulation in the ceiling, we developed a specialized cleaning approach that eliminated water-based methods. Our team used a No-Rinse cleaning product combined with 125 PSI compressed air to thoroughly clean the ceiling and walls without risking damage to the insulation.
After surface preparation, we spray-applied a waterborne eggshell dryfall coating that provided excellent coverage while maintaining the integrity of the existing infrastructure. This method ensured a professional finish while protecting sensitive building components.
The facility's air handlers required complete surface restoration to ensure optimal performance and longevity. We implemented a comprehensive sandblasting process to remove all existing coatings and corrosion, bringing the metal back to a clean surface profile.
Following preparation, we applied Metalstic coating system, specifically designed for HVAC equipment. This provided superior corrosion resistance and a durable, professional finish that will protect the air handlers for years to come.
Years of accumulated grease on the steel racks presented a significant challenge. Our solution involved 5,000 PSI heated pressure washing to completely degrease the surfaces. This high-pressure, high-temperature approach effectively removed all contaminants.
After degreasing, we neutralized the surfaces and applied direct-to-metal Metalastic coating. This advanced coating system provides excellent adhesion directly to prepared steel without requiring a primer, streamlining the application process while delivering superior protection.
Industrial safety requires clear visual identification of gas piping and hazardous areas. We implemented a comprehensive color-coding system for all gas piping throughout the facility, ensuring compliance with safety standards and easy identification for maintenance staff.
Additionally, we applied safety yellow highlighting to critical areas, improving workplace safety and visibility. These markings help prevent accidents and ensure workers can quickly identify important safety zones and equipment.
